So many times I know what the seller will and will not accept, what has been offered in the past and what offers have been turned down. I will not allow for my client to be handed an inferior title to the property or suddenly have terms changed at closing. I will not allow my buyer to be misled or manipulated by other agents, inspectors, banks or title companies. I make sure that my buyers have the relevant facts that they need to make good decisions.
With banks hiring off-island agents to sell their foreclosed properties and with sellers and agents that have been unable to sell their listings because they are “under water”….. you can imagine all of the things that could go untold and undisclosed to an unrepresented buyer.
